The Opportunity:

The owner of a thriving business operating from a Carlton industrial complex needed to expand their operations. The opportunity lay directly above them: an underutilised upper floor. The vision was to convert this raw industrial space into a complete, eco-friendly office headquarters, allowing the business to grow its team without the significant cost and disruption of relocating.

Probuilding and Carpentry was engaged to deliver a complete turnkey solution, transforming an industrial shell into a high-performance workspace. Our team managed the entire project from structural engineering to final finishes. A key success factor was our seamless coordination of all specialised trades—from steel fabricators and plumbers to data technicians and glaziers—ensuring the project was delivered on time and to an exacting standard. The result was an outstanding finish that allowed the owner to immediately return to work and expand his business, providing a direct and tangible return on investment.

Key Project Highlights:

  • Eco-Friendly & Sustainable Design: A core focus was creating a sustainable office. This was achieved through high-R-value thermal and acoustic insulation, energy-efficient LED lighting, the use of recycled and low-VOC materials, and maximising natural light to create a healthy, productive, and low-consumption work environment.

  • Commercial Fit-out & Framing: We utilised lightweight aluminium framing for all interior partitions and installed a modern suspended ceiling, creating a clean, professional aesthetic that complemented the building’s industrial character.

  • Structural Steel Integration: The project required the installation and integration of new structural steel beams to support the new floor plan and ensure long-term integrity, showcasing our capability in commercial-grade construction.

  • New Amenities Installation: To make the office fully self-sufficient, we designed and installed a complete new bathroom, including all plumbing, waterproofing, ventilation, and high-quality fixtures.

  • End-to-End Project Management: From initial design collaboration to the final handover, we provided a single point of contact for the client, managing all logistics, compliance, and quality control for a stress-free build.
