Heritage and Older Home Carpentry

Sydney has a lot of old housing and not many carpenters who genuinely want to work on it. Federation terraces, Californian bungalows, interwar cottages, post-war fibro and weatherboard: each has its own framing conventions, its own timber, and its own set of things that will go wrong when you open a wall.

  • Matching profiles. Running skirting, architrave and moulding profiles that match the house, not the closest stock item at the trade counter.
  • Working with seasoned hardwood. Original Sydney framing is dense, brittle and unforgiving. It does not behave like modern pine and it is not fixed the same way.
  • Repairing rather than replacing. Timber sash windows, sills, balustrades and balcony detail can usually be saved if someone is willing to take the time.
  • Checking what is actually structural. In older homes the thing holding up the roof is frequently not where the plans say it is. We open up and check before committing to a method.
  • Knowing when to stop. Some things need an engineer, a heritage consultant or a licensed builder rather than a carpenter. We say so.

How to Check a Carpenter Is Licensed in NSW

This section is not about us. It is the thing most Sydney carpentry websites leave out, and it is the most useful thing you can read before hiring anyone.

When a licence is legally required

In NSW, residential building work valued at more than $5,000 in labour and materials including GST must be carried out by an appropriately licensed contractor. Below that threshold a licence is not required by law. Above it, hiring an unlicensed person puts your insurance, your resale and any warranty claim at risk.

When a written contract is required

If the contract price is over $5,000 including GST, you must be given a written contract. This is not a formality that good tradespeople skip. It is the document you rely on if anything goes wrong.

When Home Building Compensation cover is required

For residential building work over $20,000, the contractor must take out Home Building Compensation (HBC) cover and give you the certificate before asking for a deposit or any payment. If someone asks for money on a $40,000 job and has not handed you an HBC certificate, stop.

How to actually look a licence up

  1. Go to the NSW Government public licence register.
  2. Search by licence number, or by the person’s or company’s name.
  3. Check three things: that the licence is current, that the class of work covers what you are hiring for, and that the name matches the entity on your quote.
  4. Check for any conditions or disciplinary history recorded against the licence.

Carpenter or builder — which do you actually need?

A carpentry licence covers carpentry work. A builder’s licence covers coordinating and taking responsibility for a whole project involving multiple trades. Broadly:

  • A carpenter is the right call for framing, roofing carpentry, decks, pergolas, cladding, windows, doors, trim, and defined carpentry stages within someone else’s build.
  • A builder is required where the job is a complete dwelling, a major structural alteration, or work needing several trades coordinated under one contract with one party responsible.
